| | What agents are saying about us... | " Melissa Marro and her team of wonder-workers came to my listing and staged it last month. Within less than a week I had a ratified contract!!! I spoke with the buyer's agent and she said she felt the staging was an important factor in the buyer's decision to purchase this home. The furnishings lent warmth to an empty house and allowed the buyers to see the charm this home offered. Thanks to First Impressions! I am sold on staging-it works!" After talking to past clients we've realized that often times this is because many agents just don't have enough information. Each month we'll begin addressing some of the most common concerns. Cost & Who Pays? Agents seem to have concerns about this because they are afraid that if they hire a stager then we'll suggest that they should pay for us. Well this simply isn't true! While most of our agent clients do pay for our consultations as part of their marketing budget, the staging itself should be paid by the homeowner. Consultations are typically paid for by the agents because they help sellers understand the need for staging and what exactly will be needed to get their home show-ready. The costs are low and typically help the agent save on marketing costs. Actual staging jobs should be paid for by the seller, whether the home is vacant or occupied. When the seller pays for the staging, they typically become more invested in the process - helping keep the property in better condition, understanding the need for proper pricing, etc. Don't worry agents, we already know how hard you work and that you too have expenses that cut into your commissions. We aren't going to ask for another piece of that pie! | | Where should your clients invest their money when preparing to sell? | | With home prices lower than in years past many sellers are having to come to the closing table with money, lacking in the equity needed to sell. This makes the conversation about spending money on preparing the home for sale that much more difficult. What your client needs to understand, however, is that spending a few hundred dollars prior to selling can mean saving thousands at the closing table. To help your clients understand what they can do to help make the most of a sale, www.HomeGain.com has created a booklet for sellers helping them understand the importance of making minor changes prior to selling. Return on investment percentages are clearly provided, helping them understand where they can make the most of every dollar they spend. Consider providing a copy of this guide for each of your listing clients. Specific recommended projects are also outlined in your client's written staging consultation report. Combining these two valuable products will help your clients get the most of every dollar they spend, and help them maximize their home's equity. | | | | As you have already noticed, no doubt, the Charleston Real Estate Market is picking up and there are active buyers out there. If you have a listing that's not selling, why not try what many other top producing agents are doing - hire First Impressions and get that home SOLD!
