Demystifying the Staging Process - Part 4

 

Wagner Creek LR     For years you've read our newsletters and seen our success stories and still we see many homes on the market in desperate need of staging.  After talking to past clients we've realized that often times this is because many agents just don't have enough information.  Each month we'll begin addressing some of the most common concerns. 

 

 

 Staging cost too much money. This common misconception is used by a lot of homeowners who decide not to hire a professional stager when selling their home. While yes, staging does cost money, it actually pays in the long run! Staging also typically cost less than many people think, but the benefit is invaluable.

 

The cost of staging is typically less than your first price reduction. Before you consider a price drop of $5,000 to $10,000 consult with a professional stager first, their services will most likely cost much less.

 

Because a staged home can sell up to 50% faster than an un-staged home, staging saves you months and months of carrying cost. By investing a nominal amount of money into selling your home, you can save thousands in monthly mortgage payments, electrical bills, etc.

 

Consider this recent example with a vacant property in Charleston, SC:

"We first dropped the price to 200K and showings picked up (7 in one month).  Then a month later we staged it and showings really began to take off (39 in two months).  Staging cost, but it pays in the long run."

After staging the home the agent saw showings almost triple in just one month! With all this exposure to potential buyers, the property is sure to sell quickly. Saving the homeowner money in the end.

 

 

Thinking About Staging, but Where to Start?

Are you a real estate agent or homeowner that has been thinking about having a home staged, but don't know where to begin? With so many TV shows and different companies out there, it can be overwhelming. Here are a few things to consider when looking for a staging company in your area:

  • Interview the stager. Check out their website and give them a quick phone call, or arrange to meet them at the property. If you think you have found a good professional move forward.
  • Verify references. In this business word of mouth is one of the best tools. Ask other agents, or homeowners that recently sold their home, which stager they worked with and how well the experience was. Having a reliable professional is most important when selling a home.
  • Look at their portfolio. Previewing the stager's other work gives you a good idea of what to expect for the service. Make sure you like the portfolio and that it meets your expectations for the service you are paying for.
  • Make sure the stager you choose can work with your timeline and budget. Time is always of the essence in real estate and it is paramount that your contractors are able to work with you in this area.
  • Remember, staging is not about personal taste. Professional stagers are trained to see things that the average homeowner, buyer and agent may not see. The stager's work should be focused on getting the home sold quickly and for top dollar.

Home staging is a marketing tool that should be utilized by everyone in the real estate industry. Statistics have shown that staged homes can sell more quickly and receive higher offers. Working with a professional home stager should be a positive experience and we hope successful!
